Other winter holidays celebrated around the world besides Christmas and New Year's

Thanksgiving, Christmas, and New Year’s are far from the only major holidays celebrated around the world once the weather gets colder and the year comes to a close. Several other days on the calendar serve as important festive celebrations for different cultures inside and outside America that are deserving of increased awareness.

It’s important to understand different winter holidays besides Christmas because of the growing multicultural population in the United States and the rise in celebration rates of many culturally specific holidays. Consider that, by 2050, the majority of the US will be multicultural, and each major racial and ethnic group – Hispanic, Black, Asian – is growing in size.

Learn more about the different holidays on the calendar you may not be aware of or know much about by reading my latest piece for The Post and Courier, available here.

The great debate: Should you choose a real or artificial Christmas tree?

There’s nothing quite like having a genuine Christmas tree in your home during the holiday season. The fresh scent, vibrant needles and branches and authentic appearance of a bona fide fir, spruce, pine or other species creates a comforting and festive ambience in any residence.

Then again, most artificial trees today look just like the genuine article but spare you from the mess, hassle, and risks associated with a real tree.

So which type is right for you? That depends on your budget, tastes, available space and other factors, say the experts. And it’s a decision that is best made well ahead of time.

To help you make the right choice, read my newest article for CTW Features, available here.

Avoid the gore and decorate with care this Halloween

More homeowners than ever before are decking their halls with dread and amplifying their exteriors during the Halloween season. Consider that spending for this spooky holiday hit a record high of $10.6 billion in 2022, per the National Retail Foundation, up from $8 billion spent in 2020 – with 75% of these consumers purchasing holiday décor, which increasingly includes animatronics and large outdoor figures such as the 12-foot Home Depot skeleton that’s been all the rage the past three years.

But while Halloween decorating and enthusiasm around October 31 festooning are on the rise, so are the risks associated with such. The US Consumer Product Safety Commission estimates that 3,200 Halloween-related injuries occur every year, on average. Many of these injuries are caused by decorations, including carving a pumpkin, using a ladder to hang up décor and electric shocks from faulty wires when employing electric lights.

Learn more about ways to adorn your abode safely this Halloween by reading my latest story for CTW Features, available here.

How to buy a home remotely

Years ago, the idea of purchasing a home sight unseen – that is, without physically inspecting the property – was strongly frowned upon by most in the real estate industry. After all, what is probably the biggest and most expensive transaction of your life should include looking, touching and walking through the home to prevent buyer’s regrets.

But especially since the pandemic, remote buying has become a viable trend, making sense for a significant number of out-of-state/international buyers who can’t make the trip in time but still want to claim an available property before someone else does.

How to buy a first home that's also an investment property

Many aspiring homeowners want to buy a home primarily to have a place to live, with long-term financial security a secondary benefit. But what if a first-time homebuyer is more interested in the investment aspect?

First-time homebuyers looking for an investment property can purchase a home to live in for a year and then rent it out, buy and live in one unit in a multifamily home, or buy a home to flip for a profit. By owning and investing in real estate, there’s potential for you to grow long-term wealth, and benefit from increased home equity and tax breaks. But an investment also may lose value — and you could forfeit your property if you can’t pay your mortgage.

When to reject your employer's health care plan

Employer-sponsored health insurance plans are often more affordable than seeking coverage on your own. But if you need to, you can still decline coverage. Although some restrictions apply, you aren’t required to accept your company’s health insurance coverage.

It may make more sense to decline employer health insurance and opt for a plan through the Healthcare.gov marketplace, directly from a private health insurance company, or through another source, such as Medicare or Medicaid. Some people also get coverage under their spouse’s plan.

Too many home hunters, not enough homes

The law of supply and demand dictates that, when you don't have enough product but a lot of people clamor for it, the price of that product escalates, leaving a lot of frustrated folks on the sideline. That, in a nutshell, helps explain the lingering housing supply dilemma.

Consider that, in America, a healthy housing market should have around a six-month inventory of homes available. But right now, the housing supply is woefully inadequate, with some markets possessing less than a one-month supply of homes.

Take a moment to better understand why and how the lack of real estate inventory is contributing to our current housing crisis by reading my newest article for CTW Features, available here.

A workspace away from the rat race

Three years ago, home offices were all the rage as millions of Americans were forced to work remotely due to the pandemic. And over 5.1 million businesses were launched in 2022, up from 3.5 million in 2019 – with many of these owners operating out of their homes.

How Uncle Sam can benefit from better speech tech

Today, the public expects government bodies to provide services and benefits comparable to what they experience from private enterprises. They insist on exceptional digital customer service from these entities, leading to a disparity between what citizens expect and what agencies and departments can currently provide. This divide has resulted in mounting dissatisfaction, as many residents perceive the government as being out of touch and unconcerned about the needs of the people.

Fortunately, speech technologies can help significantly. In my newest article for Speech Technology Magazine, available here, I explore how governments can gain from speech tech in various ways, including automating routine tasks, streamlining internal processes, improving customer service, providing proactive information delivery, driving channel automation, analyzing customer interactions, and enhancing accessibility to services and assistance.

Is tuition insurance worth it?

Pursuing a college education involves a significant investment. Case in point: the average annual tuition for public in-state four-year universities is $10,740, on average, while public four-year out-of-state university tuition costs are $25,760 and private four-year universities charge around $38,070, per College Board data for the 2021-2022 academic year.

Considering these expenses, the worst-case scenario for families is when their student has to withdraw from school after these costs have been paid. While you might get a refund, it may not be the full amount paid for tuition, fees, room and board, and other expenses. In fact, the entire amount may have to be forfeited.

Fortunately, a form of protection exists in tuition insurance, which will pay out in particular situations and serve as a valuable financial safety net for college students and their families if they have to pull out of school. Learn more about tuition insurance, what it covers and doesn’t cover, who offers it, and if it’s a worthy investment by reading my latest article for Forbes Advisor, available here.

Retracing the shameful history of redlining in real estate

The days of race-based housing discrimination in the U.S. may be legally behind us, but the legacy of attitudes and practices that kept nonwhite citizens out of some neighborhoods remains pervasive. “Redlining” was one of these practices notorious in American real estate history.

What is redlining? Today, the term can refer to any form of racial discrimination related to real estate. But historically it refers to a form of government-backed bias and inequity in housing dating back to the 1930s.

America’s discriminatory past can still be seen today with nonwhite mortgage borrowers generally getting charged higher interest rates and through persistent “voluntary” neighborhood segregation.
